What This Calculator Does (In Layman's Terms)

Amortization simply means paying a debt down bit by bit. This schedule shows how each payment is split between paying back borrowed money and paying interest, and how the balance changes over time.

Early payments usually go mostly to interest. Later payments reduce the balance faster. Try an extra monthly payment and compare the payoff date and interest total; confirm with your servicer that extra money goes to principal and check any prepayment restrictions.

What Every Term & Number Means in Plain English

Starting balance

The amount you owe before the first payment in the schedule.

Annual interest rate

The yearly cost of borrowing, converted into a monthly charge on the remaining balance.

Loan term

The original repayment period in years. More years usually means a smaller payment but more interest.

Extra payment

Additional money sent toward the balance, beyond the scheduled payment.

Remaining balance

Money still owed after a payment; it is not the same as future interest.

Total interest and payoff date

The accumulated borrowing cost and when the loan reaches zero under these assumptions.

Real-World Example Scenario

  1. Borrow $200,000 at 6% for 30 years: principal and interest are about $1,199 monthly.
  2. The first month’s interest is $200,000 × 6% ÷ 12 = $1,000. About $199 reduces the balance to $199,801.
  3. An extra $100 reduces that balance to about $199,701 instead. Future interest is calculated on the smaller balance; the schedule shows how this brings payoff forward.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
